Sure, the land owner can also build the building/mall. They can also lease land for large buildings (Target/Amazon). Mid-size developers can be the shops inside the mall. And some sort of farmer’s market also exists on the land. The difficult thing is, most businesses has a 30% profit margin. App Store commerce has grown so far beyond what it initially was. I believe it initially wasn’t even supposed to be run for profit.
Not the same. Easy fix: Have Tim Sweeny create his own phone and then he can have 100% of the profits.

Interesting that everyone is looking for real world analogues when we have plenty of digital analogues. Consoles take the same 30% cut and are even more restrictive than the iPhone. I can use Safari to stream Xbox games. Good luck doing that on a PS5.
But I’m not restricted to Sony’s store with PS5 games. I can (and do) purchase the same game at much reduced prices in non-Sony stores. It’s cheaper as those stores are allowed to compete. So as a consumer, I can choose to trade the convenience of a download and pay less.
I think it’s 30% + a 15% licence fee for PS store games, but physical pays 15%.
But yes, Sony is similar to Apple, they want to sell hardware, so it’s a walled garden. Their decision to only allow cloud-streamed games on PS5 hardware.
You can’t buy software that hasn’t been approved by Sony. The web browser is so limited that you can’t use it to run software that hasn’t been approved by Sony. Consoles are far more restrictive than the iPhone.
